Kunshan Fuyuan Neighborhood is located in the North City Industrial Park of the Kunshan High-Tech Zone. It is the "new home" for industrial technology talents and the first prefabricated commercial complex in the North City Industrial Park. The first phase of the project adopts the "Bus + Prefabrication + Operation" model, integrating apartments, commercial spaces, and a bus hub, offering six essential public services, including primary healthcare, public transport, parking lots, convenience stores, internet, and cultural sports facilities. The project aims to create a modern urban complex.
Challenges & Innovation:
The Fuyuan Neighborhood project involves various construction types, including traditional civil engineering, steel structures, integrated modules, and old building renovations, making the design complex and multifaceted. The high-quality standards for construction directly impact the "happiness index" of the industrial technology talent. Therefore, the challenge was how to ensure high-quality construction while improving efficiency.
The solution was prefabricated construction. By adopting an integrated design and construction model, the project balances speed and green, low-carbon construction. This approach not only ensures faster construction but also aligns with sustainable development goals.
Innovative Construction Model:
The Fuyuan Neighborhood project uses modular prefabricated unit installation, where some or all building components are prefabricated in the factory, then transported to the construction site and assembled. This method replaces traditional on-site pouring operations with modular assembly, significantly improving construction efficiency and ensuring better control of construction quality. The project uses an integrated approach to architectural and interior design and mechanical operations, which enhances operational efficiency and reduces labor costs.
Additionally, the steel frame structure ensures excellent seismic performance and strong adaptability to diverse and differentiated construction needs. Lightweight steel studs and partitions offer excellent soundproofing, fireproofing, and waterproofing properties. The wall installation efficiency is high, the construction quality is controllable, and it lays the foundation for pipeline separation.
Modular Advantages:
Compared to traditional construction methods, modular products manufactured to standardized designs improve construction efficiency and ensure consistency in building compatibility and quality. By standardizing production and rapid assembly, the project guarantees high-quality outcomes while significantly shortening the construction timeline.

BIM Technology Application: The project team utilized BIM modeling to familiarize themselves with the details of each construction node and better understand the design intentions. In just 11 days, BIM and CAD were used to layout the scaffold and custom-made steel molds, leading to significant time savings and improved accuracy in the construction process.
Efficient Construction Mode: During the construction phase, the team worked in a "machines never rest, people do" mode, completing the modular lifting of 180 units in just one month, far ahead of the planned timeline.
